Private House, Kirkby Overblow

This Grade II listed building was originally a 2-storey timber framed structure dating probably from the C16 but clad in the C17. Until the refurbishment it was used as a garage and garden store and the early garden had been allowed to deteriorate. The project was to convert the structure back into a house. Externally, walls and planting were adjusted and paths were provided to give the house a proper setting.
Repairs were needed to the timber frame and some floors had to be replaced or strengthened. Very few alterations indeed were made externally; principal amongst which being the rebuilding of the lateral south chimney stack after the walls had been underpinned. Minimal stone renewals were undertaken; the garage doors in the north elevation were taken out and rebuilt as the piers either side had been over-loaded. Existing windows and blocked up openings were re-glazed in leaded lights whilst those in the wing were plain glazed. Extensive use of the existing oak panelling was made and high quality of joinery work achieved.
